2020 Revaluation
Cabarrus County is finalizing our revaluation project to be effective January 1, 2020. During the project, appraisers from the office of the County Assessor evaluate property by analyzing data collected from within our more than 650 neighborhoods. This data is collected using actual field visits, listing forms submitted by property owners, property sales and market information as well as aerial imagery tools, all in an effort to estimate fair market value - or the price a willing seller may receive from a willing buyer. We use that data to develop a schedule of values or appraisal manual which was adopted by the County Commissioners on November 8, 2019. We then review each neighborhood individually to evaluate properties based on the characteristics and sales activity within those neighborhood markets and assure that the schedule of values is equitably applied.

Since the effective date of the revaluation is January 1, 2020, all appraisals are based on market conditions and sales prices that occurred leading up to January 1, 2020. We will continue to use the market and values established for January 1, 2020 to assess property until our next revaluation.
After receiving appraisal notices, property owners should review the assessed value assigned to their property. The evaluation process is ongoing and relies heavily on communication between the property owners and the Tax Administration. The notice and informal review period is one of the more important parts of the project as it provides that opportunity to communicate with taxpayers, address concerns and receive information that we may not have previously had access to. We encourage you to review the property record card and appraisal details for your property. We have also provided a dashboard where you can review real estate sale information in your neighborhood. Property owners have 30 days to request an informal review from an appraiser.
